13 st sampson’s square
13 St Sampson’s Square is a Grade II listed town house built in 1835-40 at the heart of York City Centre. The building is currently partially occupied on the ground and first floor. The upper floors currently lie vacant.
The proposal introduces 3 new residential units into the property whilst retaining the retail store on the ground floor. The project was submitted for planning and listed building applications in March 2024.

The brief is to provide residential units on the upper floors reestablishing the original residential use of the property above the shopfront. The goal of the project is to provide new build elements which retains the character of the building and compliments the features which have given this building its listed status.

There are over 30,000 sqm of empty spaces above shop fronts in York City Centre. Historically these were residential, where shopkeepers lived with their families. Now most are either empty, derelict or used as storage. Therefore, there is a real heritage benefit of returning these unoccupied spaces back to their historic residential use, restoring their historic fabric and retaining as many historic features as possible to make sure that they will be enjoyed by generations to come.
The building is located at the heart of York, a short walk away from all the tourist attractions and amenities. This area contains growing number of residential properties for student population and young professionals as well as holiday lets for tourists.
The existing building has the opportunity to offer three small residential units in an excellent location.

The design proposals are heritage led and involve minimal intervention to historic fabric. Many of the fireplaces, doors, cornicing and other details have been retained throughout the building adding character and vibrancy to the spaces. The internal layout of the units has been designed to require the minimum amendments to the listed structure and to ensure each unit is self-contained.
The new proposals create functional and characterful new apartments, protecting key elements of the listed building and allowing it to be used and enjoyed for years to come.
